Tamko Underlayment & Deck Repair: The Dallas Owner’s Guide
Tamko underlayment and deck repair in Dallas typically runs between $400 and $1,800 installed, depending on how much decking has rotted and which Tamko underlayment line your roof carries. We stock Tamko-compatible synthetic underlayment and decking material on our trucks, so most Tamko repairs are a one-trip job. Homeowners usually find us the same way: they’re in the attic after a heavy rain, or a roofer doing a patch job pulls back shingles and finds soft decking or shredded underlayment underneath.
Here’s the reality in Dallas: our roof deck takes a beating. Hail season runs March through June, summer attic temps hit 140-plus degrees, and when a Tamko shingle gets torn off in a storm, the underlayment beneath it is exposed to everything North Texas throws at it. If that underlayment is compromised, water gets to the decking. And decking doesn’t fail loudly. It fails quietly, from the inside, until the day a foot goes through it or a leak shows up on the ceiling. Fixing the deck and the underlayment together is the only repair that holds. Patching one without the other is just buying time.
Which Tamko Models This Applies To
Tamko makes two underlayment lines we see most in Dallas: Tamko’s Proline™ synthetic underlayment and their DeckShield® high-performance synthetic. Proline is the standard synthetic, lighter weight and used under most architectural shingle systems. DeckShield is the heavier, more tear-resistant product – the one Tamko specs for their premium Titan XT and Heritage Premium lines. If your roof has Tamko Heritage, Heritage Premium, or Titan shingles, the underlayment is almost certainly one of these two synthetics.
The gotcha: you can’t always tell which one you have just by looking at the exposed edge. Synthetic underlayment gets printed with the brand name on the surface, but once it’s covered by shingles, you can’t see it. The way we identify it is by pulling a ridge cap or a section of shingles. If you have the original paperwork from the roof install, it’ll say. If not, we match by thickness and the tear pattern. Proline tears at roughly 45 pounds per inch of tear strength. DeckShield is closer to 70. For most Dallas homes, Proline is the correct OEM match. But if you’re in an area that gets wind-driven rain consistently – think exposed ridges in the northern suburbs – DeckShield is the better call even if Proline was what failed.
On decking: Tamko doesn’t manufacture roof decking. The deck is plywood or OSB, and the question is thickness and span rating. Dallas homes built before 2000 mostly have 1/2-inch CDX plywood decking. Newer builds run 7/16-inch OSB with an exposure 1 rating. If your Tamko underlayment failed and the decking rotted, we replace with like-for-like thickness but upgrade to plywood or rated OSB that meets current Dallas code. The old 3/8-inch plywood some Dallas builders used in the 1980s and 1990s is undersized for today’s shingle systems. We replace it. We won’t overlay new decking on a 3/8-inch base and call it good.

Signs Your Tamko Underlayment & Deck Repair Is Failing
- Water stains on ceilings or attic joists after wind-blown rain. This usually means underlayment has torn away from the deck at a seam, and water is being driven sideways under the shingles. The shingles look fine from the ground. The underlayment is doing its job alone, and it’s losing.
- Soft spots in the roof when you walk it. Rotted decking feels spongy, like stepping on a wet phone book. If you feel that underfoot, the deck is compromised and the underlayment above it failed first. That area is no longer supporting the shingle system properly.
- Shingles that look pushed up or rippled from the ground. When underlayment wrinkles, it telegraphs through the shingles. Tamko synthetics are built to lie flat. If you see a wave pattern across the roof, moisture got between the underlayment and the deck and the underlayment is moving.
- Attic moisture or dripping after hail damage. Hail cracks shingles. The underlayment is the second line of defense. If the underlayment is old or was installed with exposed fasteners that have backed out, a hailstorm compromises it. You’ll smell dampness in the attic or see dark streaks on the roof sheathing.
- Granules in the gutters paired with leaks. Granules mean shingle wear, but when a leak follows, the underlayment has failed too. The shingles shed water. The underlayment is what stops it once it gets underneath. If both are gone, the deck gets wet and then the deck fails.
Replacement Cost & What’s Included
For a Dallas Tamko underlayment and deck repair, expect to pay between $400 and $1,800 installed, with most jobs landing in the $800 to $1,200 range. Here’s how it breaks down:
- Small underlayment patch (single damaged section): $400 to $700
- Underlayment replacement for a full roof slope: $800 to $1,500
- Deck repair (replace rotted 4×8 sheet): $200 to $350 per sheet, including osb or plywood and re-fastening
- Full slope deck replacement: $1,200 to $1,800
What moves the price: how many sheets of decking are rotted, whether we’re stripping shingles to reach the underlayment or working from inside through the attic (we don’t recommend that – it’s a patch, not a repair), and how steep your roof is. A 4/12 roof in Richardson costs less to work on than an 8/12 in the Park Cities. The written price covers tear-off, new Tamko-compatible underlayment or decking, re-installation of shingles where applicable, cleanup, and a one-year written guarantee. No line items appear after the number goes on paper. Travis Oakley doesn’t write estimates that way, and our crews don’t work that way.

AfterDIY or Call Us?
There’s a safe version of DIY here, and a version that lands you in the ER. You can safely get into the attic with a good flashlight and look up at the roof sheathing. Dark spots, soft wood you can probe with a screwdriver, visible light coming through where light shouldn’t be – those are checks you can do. You can also walk the roof if you’re steady and the pitch is low, but we’d rather you didn’t. A roof either keeps water out or it doesn’t, and the way homeowners find out they shouldn’t have been up there is usually the hard way.
What you shouldn’t do: pull shingles to inspect underlayment yourself, try to re-fasten decking from inside the attic without knowing rafter layout, or patch underlayment with roofing cement and hope it seals. Tamko synthetic underlayment does not bond with mastic. It fails. And if you’re on a 6/12 or steeper roof, the risk isn’t worth the $200 you might save. Call (903) 499-4441. We’ll put eyes on it, give you the written price, and you can decide from there.
FAQs
Tamko synthetic underlayment is built to last the life of the shingle system, which in Dallas is realistically 15 to 20 years. The Dallas solar load and hail cycle shorten every roofing component’s life compared to cooler climates. If your underlayment failed inside 10 years, it’s usually an installation issue – exposed fasteners, improper overlap, or it was left exposed to weather too long before shingles went on.
It can, but only for small, isolated tears where the decking underneath is still sound. We’ll only patch underlayment if the surrounding material is intact. If the damage is from failed seams, wind-driven rain, or age, the patch won’t hold, and you’ll be back in the attic next spring. For anything larger than a few square feet, replacement is the honest repair. Call (903) 499-4441 and we’ll tell you straight which one you need.
Most single-slope repairs take one day. A full underlayment replacement with a few sheets of decking is a one-day job for our crew. Full deck replacement on a larger home runs two days. We show up when we say we will, and the crew is in uniform, background-checked, and knows the difference between a straight seam and a courtesy patch.
We stock both Tamko Proline and DeckShield synthetics on our trucks, along with 7/16-inch and 1/2-inch rated decking. We also carry GAF, Owens Corning, and CertainTeed underlayment for when the roof carries a different manufacturer’s system. That means most Tamko repairs in Dallas are one trip. We’re an independent service provider, not a Tamko dealer – but when your roof carries Tamko, we match it correctly and stand behind it in writing.
