IKO Underlayment & Deck Repair: The Dallas Owner’s Guide

We stock and install IKO-compatible underlayment and replacement decking throughout Dallas, with most repairs running between $3.50 and $6.50 per square foot installed, depending on how much decking has to come out and which underlayment grade fits your roof. The majority of jobs we see are same-week, start to finish. Most Dallas homeowners discover the problem when they spot a water stain on the ceiling or find granules in the gutter after a storm, and by then the underlayment has usually been failing quietly for months. If you’re reading this, you probably already know something’s wrong – the question now is what it costs to fix it right.

Which IKO Models This Applies To

IKO underlayment sits under every shingle line IKO makes, so this page applies whether your roof carries Cambridge, Dynasty, Nordic, or Royal Estate shingles. The underlayment itself comes in two main grades: IKO’s standard asphalt-saturated felt and their synthetic underlayments like StormShield and GoldShield. StormShield is a peel-and-stick product with a modified bitumen backing – it’s the one IKO specifies for eaves, valleys, and low-slope sections where water sits longest. GoldShield is a mechanically fastened synthetic that goes on faster and holds up better in Dallas heat than old-school felt. If your roof has storm damage and the decking underneath is exposed, the correct replacement part depends on your shingle warranty: IKO requires their specified underlayment for warranty coverage on some architectural lines, and using a generic substitute can void it. We verify model and warranty specs before we quote anything.

On the OEM-versus-aftermarket question: IKO’s own underlayment is priced competitively in Dallas, and we generally install it on IKO roofs under active warranty. For older IKO roofs outside the warranty window, a quality synthetic from GAF, Owens Corning, or CertainTeed performs comparably and sometimes saves you 10 to 15 percent. We’re an independent Dallas roofing contractor, not an IKO dealer – we carry IKO-compatible materials because they’re specified on so many homes here, but we’ll tell you plainly when a different underlayment makes more sense for your roof and your budget.

Signs Your IKO Underlayment & Deck Repair Is Failing

  • Ceiling stains in upstairs rooms. Water’s getting past the shingles and the underlayment both, and now it’s in the decking. By the time you see a stain, the decking beneath is wet and may need replacement, not just drying.
  • Granules in the gutters or at downspouts. Shingle wear exposes underlayment to direct sun and rain. In Dallas, where summer roof temps hit 160 degrees, exposed underlayment breaks down fast once the shingles lose their grit.
  • Soft spots when walking the roof. This is decking failure – the OSB or plywood underneath has absorbed enough water to lose its structural stiffness. We feel it with our boots, not a guess.
  • Leaks during wind-driven rain. Underlayment that’s torn or lifted lets water run sideways under the shingles. North Texas thunderstorms push rain horizontally, so this shows up as drip marks in places that don’t line up with any visible shingle damage.
  • Wrinkled or peeling underlayment visible at the eaves. If you can see the underlayment edge from the ground or a ladder, and it’s curling, the fastening has failed. This happens a lot with mechanical synthetic underlayments installed too loose or with the wrong cap nails.

Replacement Cost & What’s Included

For a typical Dallas single-family home, here’s what you’re looking at:

  • Underlayment only (no decking work): $3.50 to $5.00 per square foot installed
  • Underlayment plus localized decking replacement (up to 3 sheets): $4.50 to $6.00 per square foot installed
  • Full decking replacement on a single roof face: $5.50 to $6.50 per square foot installed

That price includes tear-off of the affected shingles, underlayment replacement, new decking where needed, re-fastening, and shingle re-installation. It assumes your existing shingles are reusable – if they’re too brittle to re-install, we’ll give you a shingle upgrade price before any work starts. We follow The Garrison Standard on this: written price on paper before any work begins, and it does not move at the door. Every IKO underlayment and deck repair is backed by our 365-Day Done Right Promise – in writing, for one full year, and we come back for free if it fails. Travis Oakley signs off on these bids personally.

DIY or Call Us?

If you’re reasonably handy, you can inspect your own attic for wet decking – look for dark staining, mold, or a damp smell around the roof sheathing, especially after a rain. You can also check the attic after a storm for any daylight showing through the decking. What we don’t recommend is pulling shingles off to look at the underlayment yourself. Getting those shingles back on wrong leaves the underlayment exposed, and carrying a bundle of shingles up a ladder in Dallas heat is a good way to end up in the emergency room. Decking repair requires cutting out rotted sections, matching thickness to existing, and refastening to trusses properly – miss a truss top by half an inch and that sheet will flex for the life of the roof. If your decking is wet or soft, call (903) 499-4441. We’ll come look and tell you exactly what’s failing and what’s still sound.

How long does IKO underlayment last in Dallas?

IKO felt underlayment lasts 15 to 20 years in the Dallas climate if it stays fully covered by shingles; IKO synthetic underlayments like GoldShield hold up 25-plus years. The limiting factor here is the shingles above them – once granules wear off, UV and heat destroy any underlayment within a few summer seasons. Dallas heat accelerates the breakdown because the roof deck routinely exceeds 150 degrees from June through September.

Can you repair underlayment instead of replacing the section?

Small tears can sometimes be patched with a compatible membrane, but in Dallas we rarely recommend it as a lasting fix. The heat here causes patches to lose adhesion within a couple of summers, and a failed patch means another leak in the same spot. If the tear is under three inches and the surrounding underlayment is still bonded and pliable, a patch works. Anything bigger gets replaced to the nearest decking seam. Call (903) 499-4441 and we’ll give you an honest read on which one you need.

How long does the underlayment and decking swap take?

Most IKO underlayment and deck repairs in Dallas are completed in one day, start to finish. Larger sections with multiple sheets of decking can run into a second day. We don’t start until the written price is in your hand, and we don’t leave the job until the roof is fully re-covered and the magnet sweep picks up every stray nail in your yard.

Do you stock IKO underlayment on the truck?

We carry IKO GoldShield and StormShield on the truck for service calls, along with standard decking sheet stock in OSB and plywood. If your roof calls for a less common IKO specification, we can have it within a day or two. We also stock compatible underlayment from GAF, Owens Corning, and CertainTeed for homes where the IKO warranty has lapsed and switching makes pricing sense.

If your IKO underlayment or decking has failed, don’t wait for the next Dallas storm to find the hole. Call (903) 499-4441 and we’ll come inspect it, write up a price, and stand behind the work for a full year. A roof either keeps water out or it doesn’t – everything else is just conversation.
