GAF Underlayment & Deck Repair: The Dallas Owner’s Guide
GAF underlayment replacement and roof deck repair in Dallas typically runs $350 to $1,400 depending on how much decking has rotted and which GAF underlayment your roof needs. We stock GAF-compatible underlayment on our trucks and can usually diagnose and repair failed decking and underlayment in a single visit. Most Dallas homeowners discover the problem the hard way: a ceiling stain after a heavy spring storm, or granules washing into the gutter after a hail event exposed the underlayment to direct sun.
Here’s the reality of North Texas roofing. Your shingles can look fine from the street while the underlayment underneath is quietly failing. Underlayment is the waterproof barrier between your decking and your shingles. Decking is the wood layer everything sits on. When either one goes, water finds its way into places it shouldn’t be, and that’s when the real damage starts. Travis Oakley has pulled back enough shingles in Dallas to know that what you see from the curb tells you almost nothing about what’s happening underneath.
Which GAF Models This Applies To
If your roof was installed in the last 15 years, there’s a good chance it involves GAF materials. GAF is one of the largest roofing manufacturers in the country, and their products are everywhere in Dallas from Preston Hollow to Mesquite. The underlayment and decking conversation applies to most GAF shingle lines, including Timberline HDZ, Timberline UHDZ, Royal Sovereign, and the Designer series like Camelot and Grand Sequoia.
Here’s what matters for compatibility. GAF offers several underlayment products, and they’re not interchangeable in every situation. Deck-Armor is their premium breathable synthetic underlayment. FeltBuster is their high-traction synthetic. Shingle-Mate is their fiberglass-reinforced felt. Tiger Paw is a newer peel-and-stick option with a granulated surface. Each has different fastening requirements and different applications depending on your roof pitch, your ventilation setup, and whether you’re in a valley or ice dam zone.
One compatibility gotcha we see regularly: if your original installer used GAF Tiger Paw in valleys and eaves, you shouldn’t patch that section with a non-granulated synthetic. The granulated surface is what prevents shingle adhesive from bonding directly to the underlayment. Use the wrong replacement and your shingles can stick where they shouldn’t. That’s a warranty problem waiting to happen.
On the OEM versus aftermarket question: for underlayment, we use GAF products when the job calls for GAF products. The manufacturer’s system warranty depends on matching components. For decking, the brand name matters less than the grade. We use 7/16-inch OSB or 1/2-inch CDX plywood, matched to whatever your existing deck is. Mixing decking thicknesses creates uneven roof planes that telegraph through the shingles.
Brennan Roofing Co Dallas is an independent contractor. We’re not affiliated with GAF, but we install their materials every week and we know their compatibility requirements cold.

Signs Your GAF Underlayment & Deck Repair Is Failing
- Water stains on ceilings or walls after rain. This means water has already breached the underlayment and saturated the decking in at least one spot. By the time you see a ceiling stain, the decking beneath that spot has likely been wet for months.
- Granules in your gutters or at downspout bases. GAF shingles shed granules as they age, but heavy granule loss concentrated in one area often means the shingles above are flexing. Flexing shingles mean the decking underneath has softened or the underlayment has wrinkled.
- Spongy or bouncy feel when walking the roof. If the decking deflects under foot, it’s compromised. Sound decking is rigid. Soft decking means rot or delamination, which means the underlayment above it has already failed.
- Visible underlayment showing through missing or lifted shingles. If you can see the underlayment, it’s exposed to UV. Most synthetic underlayments have a UV exposure window measured in months, not years. Once that window passes, the material degrades and loses its waterproofing.
- Wrinkled or buckled areas under the shingle line. This is a classic Texas problem. Heat expansion and moisture absorption cause underlayment to wrinkle, especially where ventilation is poor. Those wrinkles telegraph through and create channels where water can pool and migrate laterally.
None of these symptoms fix themselves. They get worse every time it rains, and Dallas gets about 37 inches of rain a year. That’s more than Seattle.
Replacement Cost & What’s Included
Here’s what we charge in Dallas for GAF underlayment and deck repair, in writing, before any work starts.
| Scope of Work | Typical Price Range |
|---|---|
| Localized deck repair (1-2 sheets of OSB) with GAF Deck-Armor underlayment replacement, shingles re-installed | $350 – $700 |
| Larger deck section repair (3-6 sheets) with full underlayment replacement in the affected area | $700 – $1,400 |
| Full roof deck inspection with written findings and repair plan | $150 – $300 (credited toward repair if you proceed) |
| Nail pop correction and localized underlayment patch (no decking replacement needed) | $250 – $450 |
What drives the range: how many decking sheets need replacing, whether we’re working on a steep pitch that requires additional safety equipment, how much old underlayment has to come out, and whether the repair area intersects with flashing or valley work.
Every price goes on paper before we touch your roof. No add-ons at the door. No discovery fees after the fact. The quote includes parts, labor, dump fees, and cleanup. Backed by the 365-Day Done Right Promise: if the repair fails within one year, we come back and fix it at no charge. That’s in writing.

AfterDIY or Call Us?
Here’s the honest split. You can safely check a few things from the ground or a ladder: look for missing shingles, check gutters for granule buildup, inspect the attic for water staining on the underside of the decking. Those observations help you describe what’s happening when you call us.
But pulling shingles to inspect underlayment is not a DIY job, and here’s why. Once you break the seal on a GAF shingle course, you’ve compromised the manufacturer’s wind warranty unless the re-installation is done to spec. Do it wrong and you create a leak that was never there before. Walking a roof also concentrates weight along the decking, and if the deck is already compromised, you could fall through. We’ve seen that in Plano, in Garland, in Oak Cliff. It’s not worth the risk.
Call us at (903) 499-4441. We’ll put eyes on the deck, give you a written price, and tell you honestly whether you need a patch or something bigger. The diagnosis call is free.
How Long Does a GAF Underlayment & Deck Repair Take in Dallas?
A localized deck repair with underlayment replacement takes about half a day on site. Larger sections, especially where we’re matching into existing valleys or flashing, run a full day. We schedule the work so the repair area is covered back with shingles before any rain moves in. In North Texas, we watch the radar like everyone else. If there’s weather coming, we adjust the schedule so your roof isn’t left exposed overnight.
From diagnosis to completion, most Dallas homeowners are done within three to five days. We handle the permit conversation if the scope requires it, but most underlayment and deck repairs fall under existing roof maintenance and don’t trigger a permit in Dallas. We’ll tell you either way before we start.
FAQs
GAF Deck-Armor is rated to outlast the shingle that covers it, but the real lifespan in Dallas depends on exposure. Underlayment that’s properly covered by shingles should last 20 to 30 years. Underlayment that’s been exposed to North Texas sun and hail for even a few months can degrade in two to three years. UV breaks down the polymer binders in synthetic underlayment faster than anything else. If your roof lost shingles in a storm and you waited to fix it, assume the underlayment in that area has taken damage. Call (903) 499-4441 to have it checked. The consultation and quote are free.
In some cases, yes. If the damage is isolated and the decking underneath is still solid, we can patch the underlayment, re-set the shingles, and get you watertight for under $450. But patching only makes sense when the surrounding underlayment still has integrity. If the material around the patch area is brittle, cracking, or wrinkled, a patch just moves the leak to a new seam. We’ll tell you which situation you’re in after we look at it. Honest answer either way, with a written price before any work starts.
Deck-Armor is GAF’s premium breathable synthetic, about 30% lighter than felt and rated for high exposure. FeltBuster has a high-traction surface, which matters on steeper pitches where installers need grip. Shingle-Mate is their traditional fiberglass-reinforced felt, which is cheaper but heavier and offers less tear resistance. In Dallas, we install Deck-Armor more than the others because it holds up better under our heat load and it’s what most GAF system warranties specify. We stock Deck-Armor on the truck. The right choice depends on your existing setup, and it’s something we cover in the written quote.
Yes. Our Dallas trucks carry GAF Deck-Armor underlayment, 7/16-inch OSB decking, CDX plywood, and the fasteners and sealants we need for standard repairs. If your job requires a specialized product like GAF Tiger Paw for a valley repair, we’ll note that in the quote and have it on site before work starts. The price is on paper before any material gets loaded.
No. GAF’s system warranty attaches to the materials and the installation quality, not to which contractor does the work. What matters is that the repairs are done to GAF’s installation specs and that compatible components are used. We follow those specs because a roof either keeps water out or it doesn’t, and everything else is just conversation. We install GAF products the way GAF says to install them, and we put our own one-year guarantee on top of it in writing.
