Boral Flashing Replacement: The Dallas Owner’s Guide

Boral flashing replacement in Dallas typically runs $320 to $680 installed per section, and we stock Boral-compatible flashing on our trucks for same-week installs on most jobs. Flashing is the folded metal or synthetic material that seals the seams where your Boral roof meets a chimney, wall, skylight, or valley, and it fails long before the tile or shingle around it does. Most Dallas homeowners find out their flashing has gone bad when a brown water stain appears on the ceiling after a hard spring storm. The tile looks fine. The flashing underneath it hasn’t been fine for months.

We’re an independent Dallas roofing contractor, not a Boral-owned operation. That means we replace the flashing, not the pitch. We carry Boral-matching profiles and standard sizes on the truck, and we’ll tell you in writing what it costs before the first ladder comes off the rack.

Which Boral Models This Applies To

Boral flashing shows up on three roof types we see regularly across Dallas: Boral concrete and clay tile systems, Boral steel roofing panels (the Boral Steel line, including the Santa Fe and Tile profiles), and Boral-inspired composite shake installed in older Park Cities and Preston Hollow homes. Each one uses a different flashing spec, and the wrong match is a leak waiting for the next hailstorm.

The tile systems use stepped or continuous galvanized or aluminum flashing with a minimum 26-gauge thickness, and the profile has to match the tile’s rise and contour or water gets behind it. Steel panel flashing is matched to the panel rib spacing, which is why we measure on site rather than trusting the original invoice. Composite shake uses a flexible base flashing with a tapered top edge. If the flashing is too short, water wicks up and over it. If it’s the wrong gauge, thermal movement in a Dallas summer, a 40-degree roof surface swing between noon and midnight, will crack it at the bend within three years. That specific failure, cracked flashing at the bend line, is one of the most common Boral roof repairs we walk onto after a heat wave.

We stock OEM Boral flashing profiles for current tile and steel lines, and for discontinued series we fabricate aftermarket flashing to the same gauge and profile from our sheet metal shop. You get the part that fits, not whatever the supply house had on the shelf.

Signs Your Boral Flashing Replacement Is Failing

  • Water staining on ceilings or upper walls after rain. Flashing leaks usually announce themselves after a real Dallas downpour, and the stain often appears a few feet inside the exterior wall line rather than directly under the leak. The water travels before it shows.
  • Lifted, split, or peeled flashing visible from the ground or a ladder. We see it most often at chimney bases and sidewall intersections. Caulk applied over failed flashing is a sure sign someone tried to patch it instead of replacing it.
  • Rust streaks or white oxidation powder on metal flashing. Galvanized flashing in Dallas lasts 15 to 20 years on average. Once the zinc is gone, the steel underneath goes fast, usually at the fastener holes first.
  • Granules or small tile fragments piling up in gutters below flashing runs. When flashing shifts, it can abrade the surrounding Boral material. That debris in the gutter is the flashing telling you it has moved.
  • Attic daylight showing through the seam where roof meets wall. If you can see light, water has a path. This one is common on older Dallas additions where the original flashing was never stepped correctly.

Replacement Cost & What’s Included

Expect $320 to $680 per flashing section installed in Dallas, with most chimney and sidewall jobs landing in the $400 to $550 range. A full valley replacement, where both sides of a long valley need new flashing and possible underlayment repair, can run $700 to $1,200. The spread comes down to three things: how much flashing footage the job needs, whether the decking underneath is rotted and has to be cut out, and what profile you’re matching. Discontinued Boral profiles cost more because we fabricate them rather than pulling stock off the truck.

Every quote is a written line-item price, given before any work begins. That price covers removal of the old flashing, any decking repair, the new flashing, installation, fastener replacement, and cleanup. It does not move at the door. If we find hidden damage once we peel the old flashing back, we stop and show you before spending another dollar. No surprise line items appear after the contract is signed. That’s the Garrison Code, and it’s the same on a $400 flashing job as it is on a full roof replacement.

All Boral flashing replacement work carries our 365-Day Done Right Promise in writing. If it fails within the year, we come back and fix it at no charge.

DIY or Call Us?

You can safely check a few things from the ground or a sturdy ladder: whether flashing is visibly lifted or cracked, whether old caulk is peeling, and whether any fasteners have backed out. That’s worth doing before you call, because it helps you describe what you’re seeing. You can also clear debris from the flashing run if you can reach it without climbing on the roof.

What you should not do is get on a Dallas roof and start pulling flashing. Boral tile is brittle, the surface is slick, and the slope on most Dallas homes is steeper than it looks from the street. More importantly, replacing flashing usually means lifting tiles or panels at the seam, which means you’re now working around the structural edge of the roof. One wrong pull and you’ve turned a $450 flashing fix into a $3,000 tile repair. We’d rather come look at it and give you a straight number. Call (903) 499-4441 and we’ll set a time to put a pair of boots on your roof and tell you what’s actually going on.
