CertainTeed Flashing Replacement: The Dallas Owner’s Guide
CertainTeed flashing replacement in Dallas typically runs $14 to $28 per linear foot installed, with most single-area repairs landing between $350 and $1,200 total. We stock CertainTeed-compatible flashing on our trucks and can handle most replacements in one visit. You usually find out flashing has failed the hard way: a water stain on the ceiling after a hard North Texas downpour, or granules washing out of a valley and exposing bare metal underneath.
Flashing is the metal or membrane material that bridges the joints where your roof meets something else: a chimney, a wall, a vent pipe, a skylight, or the valleys where two roof planes meet. When it fails, water gets behind it and starts eating at the decking. The problem never fixes itself, and in Dallas weather, where we get intense UV exposure followed by sudden downpours and the occasional hail event, a small flashing failure becomes a big one faster than most homeowners expect.
Which CertainTeed Models This Applies To
CertainTeed flashing is not a one-size-fits-all part. The manufacturer specs specific flashing profiles and materials for their main roofing lines, including the Landmark, Landmark Pro, Presidential Shake, Grand Manor, and Highland Slate series. The key compatibility gotcha most homeowners run into: CertainTeed’s heavier architectural and luxury shingles, like Presidential Shake and Grand Manor, have a thicker profile that changes how step flashing needs to be cut and lapped. If a roofer installs standard step flashing under a Grand Manor roof, the flashing sits too low and water wicks behind it after the first heavy rain.
Steel gauge matters here. CertainTeed recommends minimum 26-gauge galvanized or galvalume steel for most flashing applications, with heavier 24-gauge steel specified for valleys and high-stress areas on their premium lines. Aluminum flashing is common on the aftermarket, but in Dallas, aluminum corrodes faster against the acids in cedar and some newer composite decking materials, and it doesn’t hold up as long against hail impacts. We also install flashing compatible with GAF and Owens Corning systems, but when the homeowner has CertainTeed shingles, we match the gauge and profile to that manufacturer’s spec, not whatever is cheapest at the supply house.
How to identify what you need: if you still have the CertainTeed shingle wrapper or bundle label, the product name and often the plant code are printed on it. If not, we can identify the shingle by look and measurement on site. For metal flashing, we measure the exposed face and the height against the wall to see whether it was cut to standard or has been altered by a previous repair. One more detail: CertainTeed’s warranty documentation lists approved flashing practices, and we follow those so you are not handing the manufacturer an excuse to deny a future claim.

Signs Your CertainTeed Flashing Replacement Is Failing
- Water staining on interior ceilings or walls near a roof intersection. This is the classic sign. Water follows the roof plane until it finds a gap in the flashing, then runs along the underside of the decking and shows up somewhere you were not expecting, often several feet away from the actual leak.
- Visible rust, cracks, or lifting at chimney and wall flashings. In Dallas, the freeze-thaw cycle and summer UV punish metal flashing. Once rust pits through or a seam opens, water has a direct path in.
- Granules piling up in gutters below roof valleys. A valley that is not moving water cleanly causes shingle edges to wear faster. When flashing underneath has shifted, water backs up under the shingles and erodes the matting.
- Daylight showing through roof-to-wall intersections from inside the attic. If you can see light, water can get in. This is a sign the step flashing has pulled away from the wall or was installed incorrectly from day one.
- Caulk or sealant slathered around pipe boots and skylight frames. That’s what someone does instead of replacing failed flashing. It works for one season, then it fails again, and now you have messy residue over a part that still needs to come out.

AfterReplacement Cost & What’s Included
The installed cost for CertainTeed flashing replacement in Dallas breaks down like this:
- Pipe boot flashing: $250 to $425 each, including removing the surrounding shingles, replacing the boot, and re-sealing.
- Step flashing (wall or chimney, up to 12 linear feet): $350 to $800, depending on access and how much shingle work is required to get behind the flashing.
- Valley flashing replacement: $500 to $1,200, driven by valley length, roof pitch, and whether we need to strip and re-shingle the valley perimeter.
- Full roof-to-wall flashing on a two-story home: $800 to $2,500, depending on height, wall material, and whether we need equipment access or staging.
What moves the number: roof pitch (walkable roofs cost less to work on), access, the condition of the surrounding shingles, and whether the old flashing was installed with the wrong gauge and caused hidden decking damage. Here is the part that matters: our price goes on paper before any work starts, and it does not move at the door. No line items that appear after the contract is signed. The 365-Day Done Right Promise covers every flashing replacement for one full year, in writing. If it fails in that window, we come back and fix it at no charge.
DIY or Call Us?
You can safely check a few things yourself: look for missing shingle tabs around flashings, check for rust from a ladder at eye level, and look in the attic after a rain for wet decking. Those checks cost you nothing and help you describe the problem accurately when you call.
Replacing flashing is not a caulk-and-go job. You are working at roof height, often on a slope, pulling up shingles that have to go back down properly lapped, and dealing with metal that has sharp edges. Falls from roofs kill. Ladders on uneven Dallas yards with clay soil that shifts after rain are a real hazard. If the flashing is at height or on a steep pitch, we will do it with trained, background-checked technicians who are protected and experienced. Travis Oakley has been on roofs across the Southwest for decades, and he still shows up to the job site when the work calls for it. A roof either keeps water out or it doesn’t, and everything else is just conversation. Call (903) 499-4441 and we will put eyes on it.
FAQs
Properly installed 26-gauge galvanized flashing should last 20 to 30 years on a Dallas roof, but pipe boot flashings often fail in 10 to 15 years because the rubber collar breaks down under North Texas UV exposure and temperature swings. If your flashing is failing before the shingles are done, it was likely installed incorrectly from the start.
Patches and caulk buy time, not a fix. We do not patch flashing as a long-term solution because the failure mechanism, water getting behind the metal, is still active after the patch. A proper replacement is the only repair that addresses the actual problem, and it costs less than the ceiling repair you will need later if it keeps leaking. Call (903) 499-4441 for an exact quote, and the estimate is free.
Most single-area flashing replacements take two to four hours once we are on site, depending on access and what condition we find underneath. If the old flashing hid decking damage, that adds time and material, but we will tell you what we found before we do anything beyond the quoted scope.
We stock standard 26-gauge and 24-gauge galvanized and galvalume flashing on our trucks, along with pipe boots, step flashing, and valley metal cut to CertainTeed specification. Specialty profiles for the heavier premium lines may require a supply house run, but in Dallas, that is usually same-trip; our trucks are loaded for the common applications in this market.
